How competitive is the housing market here in Tulsa? Let’s break it down so you can make informed moves.

Competition Metrics

  • Realtor.com reports a sale-to-list price ratio of about 98.7% in August 2025 (homes sold for on average 1.3% below asking price). Realtor

  • According to Redfin, homes in Tulsa receive roughly 2 offers on average and sell in around 28 days. Redfin

  • Inventory remains fairly tight in many sub-markets, which sustains a baseline of competition especially for well-priced homes.

What That Means for You

  • If you’re a buyer, expect some competition—especially if your price point is under $300K or you’re aiming for desirable zones. Acting quickly and being well-prepared (pre-approved, decisive) will give you an edge.

  • If you’re a seller, the competitive dynamic works in your favor—well-presented homes in good condition are still attracting interest and offers. But overpricing or poor presentation can still cost you time on market.

My Take

The market is moderately competitive in Tulsa right now—not the hyper-bidding war environment of 2021-2022, but still decidedly more active than a deep buyer’s market. That gives me confidence to tell both buyers and sellers: move with strategy and timing, and you’ll position well.
